Big News for Ontario Home Buyers: The HST Rebate Just Got a Major Upgrade

If you’ve been dreaming of building or buying a brand-new home in the GTA, the financial landscape just shifted in a very favorable direction. The Ontario and Federal governments have officially expanded the GST/HST New Home Rebate, making it more accessible for both first-time buyers and those looking to move up in the luxury market.

What’s New? The “All Homebuyers” Expansion

For the first time, the rebate has been significantly expanded to assist a wider range of buyers in reducing the upfront costs of a newly built home. 

  • The Cap: The rebate is now capped at $130,000, which represents the HST on a $1 million home. 
  • The Sweet Spot: The maximum $130,000 rebate remains available for homes valued between $1 million and $1.5 million
  • High-End Flexibility: For homes valued between $1.5 million and $1.85 million, the rebate is gradually reduced, with the lowest eligible amount being $24,000. 
  • The Timeline: To qualify for this specific expansion, your Agreement of Purchase and Sale must be signed between April 1, 2026, and March 31, 2027
  • Construction Deadlines: Construction must begin by December 31, 2028, and reach substantial completion by December 31, 2031

First-Time Home Buyers: What You Need to Know

If this is your very first home, the incentives remain a powerful tool for entering the market. 

  • Full Coverage: You can claim a rebate for the full 13% HST on homes valued up to $1 million
  • Reduced Rebates: For homes priced between $1 million and $1.5 million, the rebate amount is gradually reduced. 
  • Valuation Limit: No rebate is available for first-time buyers on homes priced at or above $1.5 million
  • Application Window: This applies to agreements entered into on or after March 20, 2025, and before January 1, 2031

Are You Eligible?

To take advantage of these programs, a few core criteria must be met: 

  • Age & Residency: You must be at least 18 years old and a Canadian citizen or permanent resident
  • Primary Residence: The home must be intended as your primary place of residence
  • Property Type: The home must be purchased from a builder, be an owner-built custom home

How to Apply

The application process depends on how your home is being brought to life: 

  1. Buying from a Builder: Submit your application to the Canada Revenue Agency (CRA) once the home is substantially completed. 
  2. Owner-Built/Custom Homes: Apply through the CRA after the construction is fully completed. 

Pro Tip: Keep every receipt and piece of documentation related to your construction or purchase. Processing times vary, and having an organized paper trail is essential for a smooth application. 


A Quick Note on the Horizon
